Program Manager/Senior Project Manager - Construction Management

Locations: Manassas, VA & New Haven, CT

Job Overview

The role of the Senior Project Manager (SPM) in V-1 Consulting will assist with leading on-site team support efforts for an Airport Terminal Expansion Program, and report to V-1’s Director over the project. This position will help guide multiple phases simultaneously as part of a large multi-year construction upgrade program within an occupied airport. The SPM will bring direction, facilitation, subject matter expertise, proficiency with issue resolution, and a relationship-oriented approach to aid in the success of this program. The SPM will focus on construction surveillance and documentation, contractor performance measurement and reporting on the status of compliance in the areas of project cost, schedule, quality, and safety. The SPM will participate in regular key meetings with V-1/Airport Operations and contractors to ensure timely resolution of any items with significant impact to budget and schedule.

Responsibilities

  • Daily and main point of contact for all assigned on-site work

  • Monitor Contractor’s schedule performance; review progress against the approved baseline and assist in evaluation of Contractor’s monthly updates

  • Monitor compliance with contractual obligations such as Management Plan, Quality Control Plan, Contractor’s Safety Plan

  • Oversee in management of the contractors QA Program and work to resolve any QA or Special Inspection issues which may arise during construction

  • Assist with daily coordination between Contractor and Airport Operations and Maintenance to ensure neither contractor’s work nor airport operations are impacted

  • Coordinate with contractors and City & County operations to ensure inspections and final acceptance testing dates support the overall Program schedule

  • Review work-in-place to ensure compliance with technical requirements and operational and maintenance requirements.

  • Review, investigate, and verify percent complete on monthly contractor invoices and payment requests

  • Assist client with change order reviews for legitimacy and cost reasonableness

  • Manage issue tracking and follow up until resolution

  • Participate in constructability reviews and design coordination meetings as requested

  • Assist in RFI & Submittal review/response, and ensure they’re tracked and incorporated appropriately into the final product

  • Monitor commissioning process and coordinate with Commissioning Agent

  • Perform punch list walks and assist Project Managers with Project Closeout

  • Attend all major Owner/Contractor meetings

  • Monitor contract document administration (contract changes, Bulletins, RFIs, etc.)

  • Adhere to client-specific electronic filing and filing for archives

Requirements

  • Preference for candidates with Bachelor’s Degree in Architecture, Construction Management, or Engineering

  • 10+ years of Project/Construction Management experience with a preference for experience working on large, occupied renovation projects

  • Requires extensive knowledge of construction related processes, as well as a thorough knowledge of industry practices

  • Ability to multitask or manage/support multiple projects simultaneously

  • Extensive written and verbal communication, organizational, and planning skills

  • Experience with Microsoft Office and industry project software packages

  • Experience with CPM Scheduling software (P6 or Asta) is a plus

  • Ability to work on-site 4-5 days per week

 


Senior Project Manager - Construction Management

Location: New York City Area

Job Overview

A successful candidate will have a proven track record in managing complex projects within active airport environments, demonstrating a deep understanding of industry-specific requirements and constraints. Prior experience leading airline/airport lounge projects or similar ventures involving food service and high-end finishes (e.g., bars, hotels, restaurants) is essential. Additionally, the ideal candidate will possess a solid foundation in project management, having served in roles such as Project Engineer, Assistant Project Manager, Project Manager, or Superintendent.

Responsibilities

  • As the Owner’s Representative, acts as primary point of contact with the client and leads entire project team of Architects, Engineers, General Contractors, Subcontractors and all other project Stakeholders to successfully execute the project

  • Plan, schedule and manage the efforts of the owner, design and construction teams

  • Facilitate the communication process between the project team and project stakeholders

  • Manages and leads all technical, financial, and client satisfaction areas using established processes and tools

  • Determine and define scope of work and deliverables

  • Provide input to the client on appropriate procurement strategies, prepares proposals and negotiates contracts

  • Predict resources needed to complete project

  • Draft and submit budget based on scope of work and resource requirements

  • Manage costs to meet budget

  • Issue regular progress updates regarding schedule and budget

  • Ensure work is done in compliance with all relevant building and safety codes

  • Facilitate the development of a quality assurance program and manage the various responsible team member efforts

Qualifications:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or equivalent experience

  • 3-15 years of construction project management experience in airport projects, airline lounges, hotels, restaurants, bars or other high-end finishes type construction

  • Comfortable reading and understanding blueprints and drawings

  • Working knowledge Microsoft Office and general computer software

  • Demonstrated knowledge of construction, engineering, and architecture principles

  • High degree of familiarity with contract and subcontract documents, terms, and conditions

  • Strong leadership and management skills

  • Ability to be on-site 4-5 days per week
